Living in Vienna is becoming more and more popular for a number of reasons. This is evidenced by international liveability surveys always ranking Vienna very highly. The city uniquely combines history, tradition and nature with efficient public transport and a trendy urban lifestyle. International organisations such as the UN, OPEC, OSCE and others have their headquarters in the city thus attracting a lot of expats, diplomats and international companies.



The Getreidemarkt is located in the 1st district (inner city) of Vienna. Viennese sights such as the State Opera, Museumsquartier (MQ), Kunsthistorisches Museum, Hofburg Palace, Karlskirche, Naschmarkt and Stephansdom are within walking distance. All apartments will be fully furnished.


The character of the Viennese Gründerzeithaus is being preserved and innovatively reinterpreted. This concept especially appeals to those who appreciate the combination of traditional and modern architecture.

The redesignated former school building is being renovated and supplemented with an additional lightweight attic. The beautifully decorated facade of this Getreidemarkt building is being carefully renovated and equipped with high-quality box windows. On the courtyard side, the building impresses with its contemporary appearance characterised by floor to ceiling French windows, smooth plastered facades, balconies, and a simple new post-and-beam glazing of the arcade.

The stringent colour and material concept, ranging from cracked white and light beige to gold and dark bronze, is using the diverse palette of bronze tones both on the building’s inside and outside. Shiny layers, playful patterns and semi-transparent components create fascinating lighting effects and a distinctive, bright and harmonious atmosphere throughout the house.



The historic building offers its residents modern comfort and can be accessed by car from Getreidemarkt via a modern, secure vehicle access in the southeast leading into the underground garage, which offers 12 parking spaces (including 2 double parking spaces). The lift conveniently takes you from the garage to the maisonette level. Thus, all apartments are barrier-free (wheelchair-accessible). The apartments are designed to be “customisable”, meaning they can be converted into a totally barrier-free apartment on demand.



On the ground floor a gym and a sauna are available to the owners and tenants. An autonomous business area, as well as the glazed foyer with mailboxes, seating area and an additional shop window offer a revival of the ground floor and an opportunity to “communicate“ with the city. The storage rooms, stroller and bike room, garbage room as well as the building services are also located on this floor.

On the 1st floor, the arcade opens up to the inner courtyard allowing access to a green, public roof garden with a small playground above the gym.

32 micro apartments are located from the 1st to the 4th floor.

Our micro apartments unite compactness, multifunctionality, minimal space requirements, maximum utilisation and quality in a perfect location in the city centre. Furthermore, the apartments boast innovative interior design solutions at a very high quality. 

Much consideration has been given to the floor plans to enhance the practicality and liveability of the apartment. We managed to fit everything a modern city dweller needs into a space of 30 to 62 square meters: living area, kitchenette, bathroom, sleeping area and storage space.

The standard apartments on the 1st – 3rd floor offer room for 2-4 people, but sophisticated sleeping areas located on a mezzanine level provide space for another 2 people. Our micro apartments offer what flexible city dwellers are looking for: good location, excellent infrastructure and everything a vibrant city like Vienna has to offer at the doorstep.

The 5th floor and the new attic boast a total of 8 apartments with 2-3 lounges, 6 of which are luxurious maisonettes featuring their own rooftop terraces.

A shared rooftop terrace offering a magnificent view lets the hours fly by and can be accessed by tenants and owners of all apartments.



The building’s technical equipment has been completely modernised. The district heating supply system consists of a low temperature underfloor heating with cooling function, supported by cooling ceilings, thus ensuring a pleasant indoor climate. In order to cool the individual apartments during the summer months, a water-cooled chilling system including recooler is being installed. Two central ventilation systems take care of the ventilation of the living areas.

All apartments are equipped with a modern NFC (near field communication) locking system.
