“Architecture is ideally direct engagement with the people.”
NUMBER OF HOUSES:
Maital 23, 3400 Klosterneuburg
106 m2 to 126 m2
Kierling is a municipality in the hinterland close to Klosterneuburg in Lower Austria just outside of Vienna, offering an idyllic lifestyle for families across generations. While the town itself, with its educational facilities, medical services, supermarkets, shops and other employment-providing small to medium-sized businesses, caters to the general needs of its residents, its proximity to Klosterneuburg and Vienna ensures ready access to more comprehensive services and retail needs.
Set amongst wood forests, vineyards and other farm lands, Kierling offers residents and visitors the opportunity to experience walking trails through the surrounding natural settings and various wine taverns (Heurigen) and culinary facilities in the area.
The project is located at Maital 23, on a side street of Kierlinger Hauptstraße. The 8 semi-detached terrace houses were divided into two blocks, one positioned up the sloping land and the other across the slope. The two buildings have been specifically arranged so that the living areas are south and west facing, to optimise the privacy and usability of the terrace and garden areas of each house and to add to the peaceful amenity of the complex.
All houses have their own exclusive use garden areas and boast balconies on the first floor. The type A houses have two terraces on the ground floor and the type B houses have one rear terrace leading into the garden. Located at the front of each residence is a carport with space for two cars.
A recent calculation yielded 106 points of the Lower Austrian residential building subsidy scheme.
The planned residential complex consists of 2 individual buildings (A and B), with 4 town houses each.
The house type A consists of a basement, ground floor and two upper floors. In the basement, the utility/mechanical room, storage room, and a toilet can be found. The ground floor features the entrance hall, a living and dining area as well as a kitchen. Rooms 1 and 2 as well as a bathroom with toilet are located on the first (upper) floor. The top floor features room 3, a studio and a bathroom with toilet.
The house can be accessed via the entrance from the west, with an internal staircase leading to the upper floors or the basement.
The house type B consists of a basement, a ground floor and an upper floor. In the basement, the storage room, utility/mechanical room, a studio and a toilet can be found. The ground floor features the living and dining area, a kitchen and a storage room. Rooms 1, 2, 3 as well as a bathroom with toilet are located on the first floor. The house can be accessed via a centrally located entrance in the basement with an internal staircase leading to the ground floor and the first floor.
All houses feature a plaster facade covered with a larchwood rhomboid cladding on the ground floor level and partly in the basement area. These low-energy houses are thermally insulated according to energy standards. Heat is supplied by air-water heat pumps and the living areas are equipped with living space ventilation. The choice of materials is based on ecological criteria.
