BUILDING LAW:

The houses are being built on leasehold property.

This means that the leaseholder (licensee) pays the landowner monthly for the right to use the property. This right is secured by a lease agreement, which is registered in the Austrian land register. 

All rights to the building are held by the leaseholder. 

The advantage of a house on lease property clearly is the price. Since the upfront land costs are eliminated, we can offer the houses to our clients at much lower prices. This reduces the purchase price by approx. € 1,500 per square meter.

Although you are a tenant of the property, you own the building on this property. The building can be sold, rented, pledged, and of course bequeathed.

Austrian building law („Baurecht“) allows for a building to be erected on leasehold property („Baurechtsgrund“), and it is common practice for the lease to be for a period of one hundred years.
