KLOSTERNEUBURG:

The residential project “Meynertgasse” is located in an upscale residential area in the centre of Klosterneuburg, which has established itself as providing residents with a high quality of life close to Vienna. In the immediate vicinity of the project, numerous local shops, cafes, banks, doctors and other services to meet the needs and wants of daily living, can be found. Public educational institutions such as kindergartens, elementary schools and high schools are also within walking distance. With these, the high quality recreational facilities and the high standard of living on offer, being complimented by its proximity to the city centre of Vienna (only a 20-minute drive away), Klosterneuburg, and in particular “Meynertgasse”, is an ideal residential location. 

LOCATION:

On a slightly inclined plot with a view of the old town centre, the project, consisting of 8 semi-detached houses, is being built near the town centre of Klosterneuburg, on land leased from the municipality.

Located within walking distance of the Klosterneuburg centre and all shopping facilities, the plots of land are close to beautifully developed residential areas and local vineyards.

DEVELOPMENT:

Houses 1-4 are accessed via Meynertgasse, houses 5-12 via Steinhäuselgasse and houses 13-16 via Wisentgasse. The parking spaces are located at the street entrances on private grounds and in the garages.

TYPES OF HOUSES

SEMI-DETACHED HOUSES

Each house consists of a basement, a ground floor and an upper floor. Type B houses have one car space in the garage in the basement; houses of type A and C have their parking space at the side of each house. When developing the floor plans of each house, much consideration has been given to, and the emphasis has been on, the practicality and liveability of the houses.

BUILDING LAW:

The houses are being built on leasehold property/land.

This means that the leaseholder (licensee) pays the landowner monthly for the right to use the property. This right is secured by a lease agreement, which is registered in the Austrian land register. 

All rights to the building are held by the leaseholder. 

The advantage of a house on leased property, clearly, is the price. Since the upfront land costs are eliminated, the houses can be offered at much lower prices. It reduces the purchase price by approx. € 1,500 per square meter.

Although the licensee is a tenant of the leased property, they own the building on this property. The building can be sold, rented, pledged, and of course bequeathed.

Austrian building law („Baurecht“) allows for a building to be erected on leasehold property („Baurechtsgrund“), and it is common practice for the lease to be for a period of one hundred years.

SEMI-DETACHED HOUSE WITH STUDIO TYPE A, HOUSE 1-4

Each house of this type is arranged in a maisonette format. With a parking space located beside each house, the houses are accessed via the upper floor. 

From the entrance hall, also located on the upper floor is the beautifully designed open living, dining and kitchen area. This floor also features a small south-west-facing terrace as well as a balcony outside the living room, with wonderful views towards the town centre. The generous glazing towards the northeast allows the sense of integration of the outdoor green space into the living and dining area. The ground floor can be accessed via the open staircase leading to 3 bedrooms and 2 bathrooms. This floor also has a front balcony with beautiful views towards the town centre. The basement consists of a large room, providing a multi-purpose space (to be used as e.g. studio, fitness, guest, games …) as well as the utility/technical room, guest bathroom with shower and a storage room.

SEMI-DETACHED HOUSE WITH GARAGE TYPE B, HOUSES 5-8 AND 13-16

These houses are accessed via the basement, where the garage is also located.

In the basement, you find the entrance hall, a cloakroom, a guest bathroom with shower and a storage room, as well as a utility/technical room. From here the staircase leads to the ground floor with the open living, dining and kitchen area. This level features a southwest-facing balcony and a partially covered northeast-facing terrace. The generous glazing towards the northeast allows the sense of integration of the outdoor green space into the living and dining area. The upper floor is accessed via the open staircase leading to 3 bedrooms and 2 bathrooms. This floor also boasts a front balcony, with wonderful views towards the town centre.

SEMI-DETACHED HOUSE WITH GARAGE TYPE C, HOUSE 9-12

The parking space is located beside each house. The house can be accessed on the ground floor and boasts an open living, dining and kitchen area as well as a southwest-facing balcony and a partially covered northeast-facing terrace. The generous glazing towards the northeast allows the sense of integration of the outdoor green space into the living and dining area. The upper floor can be accessed via the open staircase leading to 3 bedrooms and 2 bathrooms. This floor has a front balcony with wonderful views towards the town centre.

Idea of ??”Transitional living”

Behind the concept of these houses is the idea of ??”transitional living”. The generous glazing on the two narrow sides of the building gives you the sense of a harmonious transition between the outdoor green space and the living and dining area. The sidewalls of the building were sealed off against its neighbouring properties and the visual focus is directed towards the monastery and the old town centre.

The natural sunlight enters from the east in the morning, with the evening light also illuminating the room to a late hour. 

TECHNIAL FEATURES:

Aluminium-wood triple-glazed insulated windows, underfloor heating, air heat pump, electric roller shutters, real wood parquet flooring, large format tiles in the bathrooms and toilets, high-quality bathroom and toilet furnishings and fittings from well-known manufacturers, state-of-the-art pre-wiring for telephone, internet and cable TV, as well as sufficient lighting and power outlets. An optional alarm system can also be installed.
